Cookie policy

Short version: nothing here follows you around the internet. The only cookies on this site today are the ones our forms need to work. If we ever add anything that counts visits, you’ll be asked first.

What a cookie is, briefly

A small file a website asks your browser to keep, so that something can be remembered between one page and the next. Some are needed for a site to function at all. Others exist to watch what you do. The difference matters more than the word does, so what follows is sorted by what each one is for rather than by who sets it.

The ones we can’t do without

Five pages carry a form or a booking panel run by GoHighLevel, the system that holds our contact records and our newsletter. They’re the home page, selling your property, contact, Deal Shaping with Sara, and the United Kingdom status page. On those pages your browser loads the form from GoHighLevel, which may set a cookie to keep it working while you fill it in and to stop the same submission arriving twice.

These do not need your permission, because without them the thing you’re trying to do doesn’t work. They don’t follow you anywhere and they aren’t used to build a picture of you.

The ones that would count visits

We aren’t measuring anything yet. Nothing on this site is counting you today.

At some point we’ll want to know which pages get read, which ones people leave, and roughly where readers come from, because that’s how a small website gets better rather than merely louder. That needs a cookie, or something doing a cookie’s job.

When that day comes you’ll be asked before anything is set, and the answer can be no. This page will name the tool and say what it does before it goes anywhere near the site, rather than after.

What we don’t do

No advertising cookies. No pixels from social networks. Nothing that follows you onto other websites, and nothing sold or passed to anybody for their own purposes. Our fonts and images come from our own server rather than somebody else’s, so loading a page doesn’t quietly tell a third party you were here.

Search engine optimisation, which we do work on, sets no cookies at all. It’s about how pages are written and how quickly they load, and it collects nothing from you.

Saying no, and changing your mind

There’s nothing optional to agree to at the moment, so you aren’t asked anything. If that changes you’ll be asked on arrival, before anything is set, and whatever you choose will be remembered and reopenable from the footer of every page.

Either way you can handle it in your browser, usually under Settings, then Privacy, where you can block or delete cookies from any site including ours. Blocking everything won’t stop you reading anything here, though it may stop a form working, in which case email us and we’ll pick it up that way instead.

If this changes

If we ever add something that follows you between sites, this page will say so before it goes in, and you’ll be asked first. We’d rather tell you what we aren’t doing than ask you to take it on trust.

Asking us about it
