Why both halves exist

They’re one business, not two sharing a name.

A seller whose property won’t move the conventional way needs a buyer who can move in ways a normal buyer can’t. Usually that means quickly, sometimes it means over a period, occasionally it means taking on the company rather than the building. All of those need money that’s already there rather than money a bank is still thinking about.

That’s what private lenders make possible. Their capital is what turns a stuck sale into a completed one.
